What the Renters' Rights Act actually requires.
From 1 May 2026, every Assured Shorthold Tenancy in England automatically converts to an Assured Periodic Tenancy. Section 21 "no-fault" evictions are abolished. And every landlord must give their existing tenants a specific, government-written document explaining what's changed.
For written tenancies, that document is the official Renters' Rights Act Information Sheet 2026 — a PDF published by the Ministry of Housing, Communities & Local Government. It cannot be modified. It must reach every tenant by 31 May 2026.
For verbal tenancies, you must instead provide a Written Statement of Terms — a prescribed document setting out tenancy details including rent, deposit, parties, and property information.
Fail to comply, and local councils can issue civil penalties of up to £7,000 per breach.

What happens on 1 May 2026?+
The Renters' Rights Act 2025 Phase 1 commences. All Assured Shorthold Tenancies in England automatically become Assured Periodic Tenancies. Section 21 'no-fault' evictions are abolished. Rules on rent increases, pet requests, discrimination, and rent advance payments change.
Why is the 31 May 2026 deadline different?+
That's the date by which every existing tenant must have received the Information Sheet (for written tenancies) or Written Statement of Terms (for verbal tenancies). Missing the deadline risks a £7,000 civil penalty per breach.
What if I have a verbal tenancy?+
You provide a Written Statement of Terms instead of the Information Sheet. It's a prescribed document with specific required fields (rent, parties, property details, deposit). TenancyKit's form guides you through the fields and generates the document for you.

What counts as a "delivery"?+
One delivery = one document (Information Sheet, Written Statement, or future Section 13/8 notice) sent to one named tenant on one tenancy. If a tenancy has two joint tenants (e.g. a couple renting together), sending the Information Sheet to both counts as two deliveries. Every TenancyKit plan includes all the deliveries your portfolio needs for compliance — no per-delivery fees, no metering.
What if I grow my portfolio later?+

Is my data safe?+
Yes. Data is stored in UK-region servers (Europe London) with Supabase, encrypted in transit and at rest. TenancyKit is registered with the ICO as a data controller. We're GDPR compliant.
What happens after the deadline?+
Your account stays accessible in read-only mode permanently. You can download your compliance pack any time. If future phases of the Renters' Rights Act require new actions (PRS Database registration, Ombudsman, etc.), we'll launch tools for those phases — and existing customers get preferential pricing.
